The work here is simple to describe and hard to do right: grind or rake the failed mortar out to depth, repack the joint in lifts with a mortar that matches the strength and color of the original, and tool it to the same profile. What separates a repair that lasts thirty years from one that fails in two winters is the depth of the grind and the chemistry of the mortar, and both of those depend on knowing when your house was built.

- Tuckpointing and repointing: failed joints ground out at least 3/4 inch deep and repacked, not smeared over.
- Brick repair and replacement: spalled, cracked, and loose brick cut out and replaced with matched units.
- Chimney tuckpointing and rebuilds: repointing, cast crowns with a drip edge, flashing, and rebuilds from the roofline when more than a third of the brick is gone.
- Foundation and basement wall repointing: brick and stone foundations repointed from inside or out so the basement stays dry.
- Stone and limestone repair: Indiana limestone sills, caps, steps, and trim repaired, reset, or replaced.
- Lintel and sill replacement: rusted steel lintels and cracked sills replaced before the brick above them steps and fails.
Why Evansville is hard on mortar
The freeze-thaw engine runs about 77 times a winter. NOAA’s 1991-2020 normals for Evansville Regional Airport count 92.6 nights a year with a low at or below 32 degrees, but only 15.5 days with a high at or below 32. The difference is the number that matters to a brick wall: on roughly 77 days a year the wall freezes overnight and thaws by afternoon. January alone averages 23.6 freezing nights against a normal high of 41.7 degrees. Water sitting in an open joint expands when it freezes, pries the joint open a little wider, melts by lunch, and pulls in more water for the next night. That cycle is why a hairline gap in a mortar joint in October is a missing joint by March.
It is wet here. Evansville’s normal annual precipitation is 45.31 inches, and the wettest stretch is exactly when the freeze-thaw cycle is winding down: March at 4.60 inches, April at 5.14, and May at 5.12. Wet spring walls that still see a dozen freezing nights in March (the normals count 11.9) are the worst case for soft brick. The Ohio River sits at the bottom of the whole picture, and the city has been above the 42-foot flood stage 41 times since 1940 according to the Evansville Levee Authority, which is why so many basements in the older neighborhoods show efflorescence and damp joints even with the levee holding.
Chimneys go first. A chimney is exposed on four sides, wet from the inside by flue condensation and from the outside by rain, and it sits above the roofline where the wind dries one face and not the other. Then parapets, then the north face, then the sills. If you only fix one thing this year, read the chimney page first.
Evansville’s brick, by neighborhood and era
Evansville was founded in 1812 on a bend of the Ohio and by 1900 had roughly 41 furniture factories employing about 2,000 people, according to the city’s Wikipedia history. That industrial money built a lot of brick, and the brick you own dictates the mortar you need.
- Riverside and the river blocks (1850s to 1920s): the Riverside Historic District, listed on the National Register in 1978, holds about 425 structures roughly bounded by Southlane Drive, Walnut, Third, and Parrett Streets, from the Zurstadt House of about 1853 through the Reitz Home of 1871 and the Bosse House of 1916. This is soft, hand-molded brick in lime mortar. It must be repointed in lime.
- Haynie’s Corner, Goosetown, Culver, and Blackford’s Grove: the arts district formed in 2006 covers four neighborhoods of 1880s to 1920s housing. The Culver district’s development began around 1890 on the old Parrett farm; the Washington Avenue district dates to about 1880 and made Indiana Landmarks’ 10 Most Endangered list in 2007 for demolition and dilapidation. Lots of deferred masonry here, and a lot of bad Portland patches from the 1970s onward that are now blowing the brick faces off.
- Bayard Park (1890s to 1920s): 335 contributing buildings on 87 acres between Gum, Kentucky, Blackford, and Garvin, Evansville’s first planned land development after 1893 deed restrictions. Queen Anne cottages, bungalows, and Foursquares, mostly brick with limestone sills.
- Lamasco and the West Side (1880s onward): the old town of Lamasco, bounded by St. Joseph Avenue, First Avenue, Maryland Avenue, and the river, with the Independence Historic District at West Franklin Street and Wabash Avenue: 95 contributing buildings from after 1880 including St. Boniface (1882) and the Heldt-Voelker hardware store (1890). German-built commercial and residential brick, often with a painted or sandblasted history that complicates the repair.
- Lincolnshire and the 1920s to 1950s East Side: Lincolnshire, platted after 1923 and locally designated in 1999, is Tudor Revival and Colonial Revival brick by Anderson & Veatch and others. This brick is harder, the original mortar often has some Portland in it, and Type N is usually the right match.
- Post-war brick ranches: the ranches that ring the city and fill Newburgh’s 1960s and 1970s growth are hard, machine-made brick. Type N or S, standard concave joints, and the failures are usually at lintels and sills rather than in the field of the wall.
Lime mortar versus Portland: the one thing to know
The National Park Service’s Preservation Brief 2 lays out the timeline. Traditional mortar was lime putty and sand at about 1 to 3. Portland cement was patented in 1824 and first made in the United States in 1872, but it was not in common use until the early 20th century; by the 1930s most masons used equal parts Portland and lime. So mortar in a house built between about 1873 and 1930 can be anything from pure lime-sand to a blend. The rule that follows is the one that saves brick: repointing mortar must be softer and more vapor-permeable than the masonry units. Type N tests around 750 psi and Type S around 1,800; Type O is about 350 and Type K about 75. Put 1,800 psi mortar in a wall of 1880s brick and the mortar wins every freeze-thaw argument, and the brick face is what pops. The Indiana DNR’s own brick guidance says the same thing and adds the two other Evansville killers: sandblasting, which strips the fired skin off the brick, and painting brick, which traps moisture and spalls it. How a proper tuckpointing job goes
- Assess. Sound the wall, map the cracks, and separate mortar failure from movement. Step cracks at corners and over windows are usually a rusted lintel or settlement, not just mortar. Check the chimney crown, flashing, and cap. Look in the basement for efflorescence.
- Grind or rake to depth. At least 3/4 inch, or about 2.5 times the joint width, which Preservation Brief 2 puts at 1/2 to 1 inch for most brick joints. Diamond blade on hard brick, hand tools on soft historic brick, never chipping the arrises.
- Clean, dampen, and pack. Joints rinsed, damp but not wet, mortar packed in roughly 1/4-inch lifts, each allowed to reach thumbprint hardness before the next.
- Tool to match. Concave, grapevine, weathered, flush, or raked, matched to the original profile on the wall.
- Cure. Misted in heat, protected from freezing, never placed below 40 degrees and falling or above 90.
The one thing we never do is butter new mortar over old. It looks fine in the photo and fails in two winters.

Who does the work, and who licenses them
Indiana does not license masons at the state level. The Indiana Professional Licensing Agency’s roster covers plumbing, engineering, and home inspectors, not general contractors or masonry. Evansville and Vanderburgh County handle it locally: the Building Commission in Room 310 of the Civic Center issues a brick and masonry contractor license, defined in city code as a person qualified to install, maintain, repair, or alter brick, block, or other masonry, and it takes a $25,000 bond payable to the city, proof of general liability insurance, an exam reviewed by the Licensing and Disciplinary Board, and three hours a year of continuing education to keep. Across the river, the City of Henderson requires a specialty contractor license that names masonry outright, even when the job needs no permit, with $250,000 in liability coverage and Kentucky workers’ compensation or a sole-proprietor affidavit.
